How it works

Three parts, one routine

Set up once, then keep track and stay informed.

1 · Weekly tasks

Short tasks for each role

Sales agents, property managers, stock agents, the trust account and the licensee in charge each get their own list. Most tasks take a tap: done, not needed, or there's a problem. New listings and tenancies create their own checklists.

2 · Automated checks

Checked for you, every week

Licences against the NSW register, your ABN, your website, and the email and Microsoft 365 settings scammers use to fake "new bank details" emails. Nothing to fill in.

3 · Monday report

One page for the licensee in charge

Status per area, what's overdue, licences close to expiry and open issues, in plain English. Reviewed and signed off in the app, with a record kept of every week.

What it covers

The obligations that matter to a NSW agency.

Mapped to the Acts NSW Fair Trading lists in its guidelines for licensees in charge supervising an agency, plus the AML/CTF and Privacy Acts. Areas for business lines you don't run simply don't appear.

AML/CTF now applies to agencies

Since 1 July 2026, real estate agencies are regulated under Australia's anti-money laundering laws, and NSW raised the penalties for offences such as trust money breaches and dummy bidding from 29 June 2026. The pack includes an AML/CTF program readiness assessment alongside the weekly tasks, so your program and your day-to-day practice line up.

Payment redirection fraud

Fake "new bank details" emails are one of the costliest risks for agencies. Weekly tasks build the habit of phone verification, and the cyber checks look at the email and Microsoft 365 settings attackers rely on.

Built with industry knowledge

Compliance evidence shouldn't live in a spreadsheet nobody opens. A few minutes a day, and one report on Monday morning.

Questions

Common questions

Does this replace my compliance obligations or legal advice?

No. It's a readiness tool: it helps you build the routine, keep a record and see gaps early. It is not legal advice, and it doesn't replace your obligations as a licensee, your trust account audit or advice from your lawyer or accountant.

Do we need Microsoft 365?

Yes. Staff sign in with their Microsoft 365 work accounts, and the cyber checks look at your Microsoft 365 settings. It keeps sign-in secure and means no extra passwords.

We're a stock and station agency. Does it cover livestock?

Yes. Choose Rural land and Livestock in your agency profile and your stock agents get their own tasks: NVDs checked before stock are offered, NLIS transfers recorded, sale and purchase records, fit to load and agistment. Trust money, auctioneer accreditation and rural land agency agreements are covered for the licensee in charge.

Does it work with our CRM or property management software?

It works alongside the software you already use. Staff can link each task to where the record is kept, such as your CRM, trust accounting software or SharePoint, and attach a photo or PDF as proof.

Is it only for NSW?

For now, yes. The tasks follow NSW legislation and NSW Fair Trading's guidance. Other states may follow.

We have several offices. How does that work?

Each office has its own workspace and report, because each has its own licensee in charge. Talk to us about multi-office and franchise groups.

Who can see our data?

Your own staff, by role. Delphitek support staff only with your approval, read-only and time-limited, and every access is logged. See our privacy policy.
